Abstract

This study BH Niyo App: A smart mobile solution for boarding house room rentals in Ormoc city aims to modernize the way student, renters/tenants and landlords to find available boarding house in Ormoc city. This is in response to the problems with traditional finding boarding house using newspaper, posters, friends, posting in social media and a lot more. The BH Niyo App main goal was to create a centralized platform using their smartphones to navigate in finding rooms, and bed spacer a lot easier by providing real-time listing, safe booking, and a digital transactions. This solves the research gap between the property owners and potentials renters.  The researchers used qualitative method under it we use the approach on our data gathering using interviews, observation and thematic analysis. Aside from that we used the agile method on our systems development to adopt continues feedback from the users. To ensure system quality evaluation, the ISO.IEC 25010 standard was used to evaluation the different characteristics such as functionality, usability, security, performance efficiency, portability, reliability, compatibility, and maintainability.  The result of the study shows a high level of satisfaction among both user roles. Owner role features had an “Excellent” verbal interpretation while tenants had a “Very Good verbal interpretation” and emphasized usability and responsiveness. In overall the application achieved a 98% accuracy rate in real-time availability reporting and high rating for user interface.  The findings highlights the more accessible, responsive, and secure BH Niyo App make a significant improvement in digitalizing the room rental operation in Ormoc city.
